Property maintenance across the Northern Beaches
Three kinds of owner post maintenance jobs here. Owners of holiday houses at Palm Beach, Whale Beach, Avalon Beach and Newport want someone local to wash the house, clear the gutters, check the deck and fix what guests broke before the next booking. Sellers across the peninsula want the exterior, windows, driveway and garden brought up for photography and open homes in a tight window before auction. Strata committees in Manly, Fairlight and Dee Why need facade washing, common-area glass, shared driveways and balcony balustrades looked after on a schedule. Salt and leaf litter mean none of this stays done for long.
Property maintenance on this site is a set of separate trades rather than one business doing everything. Each job, whether cleaning, window work, sealing, handyman repairs or gardening, is matched with a vetted tradie in that category, and licensed work such as plumbing or electrical goes to a licensed trade. For holiday homes the tradies work to your access arrangements, a key safe or a property manager, and report with photos. For strata, the owners corporation approves work on common property and the tradie fits in with permitted hours and notices to residents. Wash water, heights and asbestos rules apply exactly as they do on any other job.
Describe the property, how it is used, the tasks you want covered and how often, and whether a manager or agent will be the point of contact. We match each task with tradies who already work in that suburb, and each one gets in touch and prices their part in writing, so you can accept some and not others. For pre-sale work tell us the campaign dates, because exterior cleaning, sealing and gardening need to be sequenced and given drying time before the photographer arrives. Homeowners pay nothing for the matches and there is no obligation to take any of them.

Frequently asked questions
Sometimes a handyman covers the small jobs, but most owners end up with a short list: a cleaner for the exterior and windows, a gardener, a pool tradie if there is a pool, and a handyman for repairs. Post each as a job and we match them separately; each tradie quotes you directly and can work to the same key arrangement.
Roof, gutters and house wash first, because run-off dirties everything below. Then driveway cleaning and sealing, which needs dry days, then deck oiling, garden tidy and mulch, and finally windows and glass balustrades a day or two before photography. Allow extra time in winter for drying.
The owners corporation, acting through its strata manager or committee, because the building's exterior, its outside glass and any shared driveway are common property. An individual owner is still free to post the job and gather quotes; the tradie's written quote and insurance details are what the committee needs to decide.
Most holiday-home owners use a key safe or a local property manager. Tell the tradie the arrangement when you accept the quote, keep the gate and alarm details with them rather than on the post, and ask for photos on completion. Any change to the arrangement should go to the tradie directly.
