About property maintenance in these suburbs
Property maintenance is the bundle: the jobs that go together on a home that needs to look after itself. A second home at Palm Beach or Whale Beach that sits empty between visits and needs someone to check gutters, decks, the pool and the garden. A family house in Bellevue Hill or Wahroonga going to market where the exterior wash, windows, garden, deck and driveway all need doing in the same fortnight. An apartment block in Bondi, Neutral Bay or Dee Why whose owners corporation needs the facade washed, common windows cleaned, the car park pressure cleaned and gutters cleared each year. Homeowners, strata committees and managers post all three.
Good maintenance work is planned, documented and tidy. For a holiday home that means an agreed checklist, a photo report after each visit and a clear line between what the tradie fixes on the spot and what they flag. For pre-sale presentation it means sequencing: house wash before windows, garden tidy before the final photos. For strata it means owners corporation approval via the strata manager before anything touches common property, insurance certificates on file, and wash water, heights and asbestos handled under the usual NSW rules. A listed item that is building work worth over 5,000 dollars puts you into licensed-contractor territory with a written contract, and electrical or plumbing items always belong to a licensed trade.
Describe the property, the list of jobs and how often, access arrangements such as keys, codes or a caretaker, and whether a strata committee or agent is involved. Your request goes to vetted, independent tradies who maintain homes around your suburb, and where the list spans several trades we match more than one. Each one sends you a written quote for their own part, so you can see what each piece involves and who is responsible for it. You engage the ones you want. We follow up afterwards, and tradies who fall short on a maintenance round are removed from the network.

Frequently asked questions
Sometimes. Many exterior cleaning tradies also do windows, gutters and pressure cleaning, and some gardeners handle decks. Where the list needs separate skills, such as sealing, deck restoration or a licensed electrician, we match more than one and you deal with each directly. Tell us the auction or photography date so the quotes include timing.
Work on common property, which includes building exteriors, the outside of windows, shared driveways and car parks, needs the owners corporation's approval, usually arranged through the strata manager and recorded by the committee. A tradie in the network will quote to the strata manager or committee and provide their insurance certificate for the file. An individual owner cannot usually authorise it alone.
A tradie you choose, under an arrangement you set with them. Typical rounds include a walk-through, gutters and drains, the deck and outdoor furniture, pool checks, garden and lawn, and a photo report. Post the job with the frequency you want and how access will work. The contract and any keys are between you and the tradie; we do not hold keys.
Cleaning, gardening, minor repairs and checks are not licensed trades. One piece of building work valued over 5,000 dollars means a licensed contractor plus a written contract, and electrical, plumbing, gas and air conditioning items are licensed work whatever they cost. Where a maintenance list includes those items we match licensed trades for them specifically.
Maintenance such as washing, gutter clearing and gardening is fine, but methods matter: sandstone and old render are cleaned at low pressure and painted facades in a heritage conservation area may need council approval before colours change. If a pre-sale list includes external changes rather than cleaning, check with council first. Tradies working in these suburbs know the difference.
Tell the tradie first; most issues are fixed on the next visit. Then tell us. We ask for feedback after each match, we follow up on complaints, and tradies who do not meet the code of conduct are removed from the network. Your Australian Consumer Law rights apply to the service as to any other, and the contract remains between you and the tradie.
