Exterior cleaning

The jobs

Exterior cleaning is the busiest category on the site. Requests come from rendered and weatherboard homes along the coast in Bronte, Dover Heights, Freshwater and Collaroy where salt and grime build fast, from shaded Federation and interwar houses in Killara, Pymble and Mosman where south walls go green, and from sandstone and heritage homes in Woollahra, Hunters Hill and Vaucluse that need low-pressure methods. Typical jobs are a full soft wash before repainting or sale, pressure cleaning of driveways and pool surrounds, roof cleaning on terracotta and metal, gutter clearing before storms and solar panel cleans. Many come as bundles.

House washing is not a licensed trade, so our checks lean on everything else. We check photo ID against a current ABN, keep a copy of your certificate of currency for public liability, look through photos of recent exterior work in these suburbs and talk to two references. On the verification call we ask about methods: how you set pressure for render, weatherboard and old mortar, how you capture or divert wash water so none reaches stormwater, how you work at height, and what you do when a pre-1990 house has fibro eaves or a super six roof. The right answers are the ones you would give a careful client.

Homeowners in these suburbs expect a written quote that names the method and the surfaces, a start time that holds, protection for plants, outdoor furniture and glass, and a property left cleaner than you found it with no streaks on the windows and no slurry in the gutter. They expect you to say no to pressure washing asbestos cement and to tell them when a surface needs a painter rather than a wash. They value tidy vans, polite crews and a message when you are on your way. Do that consistently and the homeowner feedback we gather afterwards works in your favour.

What we check for this trade

Identity and ABN: We see photo identification and match it to an active Australian Business Number on ABN Lookup, confirming the trading name, entity type and that the ABN is current. This tells you the person quoting is who they say they are and is running a real business that can be held to account. Sole traders, partnerships and companies are all welcome; anonymous operators are not.
Licence check where the work needs one: In NSW, residential building work worth more than 5,000 dollars in labour and materials, including GST, needs a Building Commission NSW contractor licence, and plumbing, drainage, gasfitting, electrical and air conditioning work need one at any value. Most house washing, window cleaning, gardening, rubbish removal and small handyman jobs do not; water filter plumbing always does. Where a licence applies we check it on the NSW public register and confirm it covers the class of work.
Public liability insurance: Every tradie provides a current certificate of currency for public liability insurance, and we record the policy limit and expiry. A network minimum is being set. This cover is for damage or injury caused by the tradie's work; it is not a warranty on the quality of the job, which is covered by your contract and the Australian Consumer Law. We ask for the renewed certificate each year.
Work history: We ask for photos of recent jobs in these suburbs and two references we can call, or an equivalent track record for tradies new to the area with a history elsewhere. We are looking for work like the jobs homeowners post here, done to a standard, on the kinds of properties found in Vaucluse, Mosman or Avalon Beach. A new ABN with no history is not a bar, but it will be asked for more.
Conduct: Before listing, tradies agree in writing to quote in writing, to meet their obligations under the Australian Consumer Law, and to our code of conduct: turn up when you said you would, leave the site clean, no pressure selling. They also agree to the legal basics that come up in this work, such as keeping wash water out of stormwater, not disturbing asbestos and working safely at height.
Ongoing: Vetting does not stop at listing. After each match we ask the homeowner how it went: did the tradie turn up, was the quote honoured, was the work as described, was the site left tidy. We follow up complaints with the tradie, we check licences and insurance as they fall due for renewal, and tradies who fall short are removed from the network.

Frequently asked questions

No. These are not licensed trades in NSW, so there is no licence to check. We rely on identity and ABN, insurance, local work history, references and your methods. If you also do roof repairs or painting above the 5,000-dollar threshold, that is building work and needs a contractor licence.

Soft wash capability for render, weatherboard and roofs, pressure equipment with surface cleaners for concrete, water capture or diversion for stormwater compliance, and safe height access such as water-fed poles, ladder stabilisers, roof anchors or a platform. We do not specify brands. We ask how you work and look at the results in your photos.

If you nominate those services. Many tradies in this category take the full set of house washing, pressure cleaning, roof cleaning, gutter clearing and solar panel cleaning because homeowners post them together. You can opt out of roofs if you do not do height work.

In writing, with the surfaces listed, the method named, any exclusions clear and a date. Photos or a short visit before quoting are appreciated on larger or heritage homes. They compare quotes and tend to choose the one that explains the job clearly rather than the lowest number.
