Driveway & concrete sealing

Driveway & concrete sealing across the Northern Beaches

Driveways on the peninsula often climb or drop steeply from narrow streets, so the shaded side grows moss and the sunny side fades. Coloured concrete loses its tint under coastal UV and starts to look chalky, exposed aggregate, common on homes built from the 1990s on, sheds its stones once the matrix erodes, and clay pavers and sandstone flags pick up tannin from gum leaves, tyre marks at the turning point and efflorescence where salt wicks through. Beach sand and salt carried in on tyres and feet act as an abrasive. A sealer slows all of this, keeps oil from soaking in and makes the surface easier to clean.

The job starts with a thorough clean, with high pressure on concrete and lower pressure on soft sandstone, plus treatment for moss and oil. Run-off from this stage is full of sediment and cleaner, so a vetted tradie stops it reaching the street drain or the neighbour's block, which matters on a sloping site where everything flows downhill. The surface then has to dry fully, which can take longer in humid sea air. Sealer choice follows the surface: penetrating sealers for sandstone and pavers, acrylic or polyurethane coatings to lift coloured concrete, and grit in the coat wherever there is a slope. A driveway shared under a strata scheme needs the owners corporation's approval before anything starts.

When you post the job, say what the driveway is made of, roughly how long it is and how much it climbs, whether a sealer has been applied before and whether it is shared. Photos of the wear help. Tradies who already seal on the Beaches receive it, and whoever takes it sends a written quote that should name the product, how many coats, the slip rating on slopes and how long the drive stays closed to cars. Homeowners pay nothing for the match and are free to walk away. Because sealing needs dry days before and after, dates may move with the weather.

Frequently asked questions

It should not be, if the sealer is specified for a gradient. Film-forming coatings on coloured concrete can be slick when wet, so tradies add a grit or polymer anti-slip additive on slopes, or use a penetrating sealer that leaves the texture unchanged. Ask for the slip treatment to be named in the quote.

Often. A tinted or clear acrylic sealer can restore much of the depth of colour once the surface is clean and dry, and the tradie can test a patch first. Where the colour has worn through to grey, a coloured coating system is the usual answer. Either way the drive needs dry weather and time to cure.

Allow a day or so for cleaning and drying, then the sealer itself, and typically a day or two more before cars return, longer in cool or damp conditions. If your car has nowhere else to go on a narrow Beaches street, say so when posting, and the tradie can split the job into stages.

A shared driveway is normally the owners corporation's to decide on and pay for. You can still post the job to get a quote; the tradie can address it to the strata manager, and many committees prefer to seal the whole run at once.
